What're BRE: Overshadowing Evaluations and Daylight, Sunlight?

Occasionally called Right-to-Light evaluations, a BRE daylight, sunlight and overshadowing assessment should follow the guidance set out inside the Building Research Business doc ‘Site Layout Planning for Daylight and Sunlight: A Guide to Good Practice (2011)’.

Within thickly populated areas such as London or other important towns, or merely when a new advancement is in the close vicinity to existing attributes; many Local Authorities may request signs that the surrounding buildings is not going to be adversely affected by the proposed development.

To this end, numerous daylight and sunlight computer designs can be modeled to determine whether the natural sunshine obtained together with the prevailing qualities will be affected by the new development. These include:

• Obstruction Angle Evaluation

• Perpendicular Sky Component

• No Sky Line / Daylight Distribution inside every room

• Annual Likely Sunshine Hrs Received

• Overshadowing to any neighbouring Gardens or alternative Open Spaces

Normally for BREEAM purposes or for another preparation requirement, Local Authorities will usually also obtain that the proposed development itself will get a satisfactory amount of natural light. A pc model may also be built for the brand new improvement itself and a number of simulations also can be run. Included in these are:

• Vertical Sky Component

• No Skyline / Sunlight Distribution within every room

• Annual Likely Sun Hours Received

• Overshadowing to other Spaces or any Gardens

• Room Depth Standard

• Typical Sunlight Variables
